Kingdom of Bahrain is a small archipelago located in the Persian Gulf comprising of 33 islands. Finding appropriate residential and commercial space on these islands is indeed problematic. To provide adequate living space to its people and make their life comfortable, the Government of Bahrain has embarked upon an ambitious real estate development venture on the Amwaj Islands called the Amwaj Bahrain. These islands are a group of man made islands located towards the northern side of Muharraq Island. In fact, a major part of these Islands seen in Bahrain had been reclaimed from sea waters.
At present, Kingdom of Bahrain is one the most sought after destinations around the world for real estate investment. The Amwaj Bahrain project, with an investment of 1.5 billion US dollars and spread over a total area of 2.8 million square meters, is believed to combine residential, community and retail communities at one place. Amwaj Bahrain is just 5kms away from the Bahrain International Airport whereas a major highway connects the Islands to the main land.
Amwaj Bahrain project includes a total of six islands. Due to increasing population, residential sector has been given prime importance under this project with 4 islands being devoted for this purpose. A theme park is set up on one island and the remaining one is dedicated particularly healthcare industry. The first phase of Amwaj Bahrain project involves development of residential properties that include luxurious villas, beach front houses, apartment buildings and office complexes. Being a residential area, importance has also been given for the construction of amusement parks, shopping malls, 5 star hotels, cinemas and health clubs to satisfy the daily needs of the residents and provide them with additional comfort and convenience. Center of attraction is the lagoon that would be set up at the center of the island.
Amwaj Bahrain project is planned to be completed in 3 phases. The first involves land reclamation. Development of the infrastructure is undertaken in the second phase and the last phase is devoted to upgrading the facilities for the residents of Amwaj Bahrain. Being located at the beach front, it is important that the properties stay protected from effects of waves. This is accomplished by providing a breakwater reef that reduces the impact of waves on the islands. The islands are reclaimed off the north coast of Al Muharraq Island.
Amwaj Bahrain Islands are planned to have cities and internal islands. Some of them are Al Marsa Floating city, situated on the south-eastern region of Amwaj islands. It is a water front housing development and thus termed as floating city. It will contain villas, flats with intermittent canals, which allow residents to park their boats. Tala Island is one of the Amwaj Islands with town houses, villas and apartments in a gated community. It will contain all the recreational centers. The theme island is planned on the west side of Amwaj Islands. It will have Aqua Park, retail areas, tennis club, golf course and an aviary for bird lovers. The Education or Medical Island is on the east side of the highway leading to Amwaj Islands. Schools are planned to be located in this island. International school of Choueifat will be located in this island. While Wardeh is an excellent choice for retirement living, Dalphene is an island that is entirely devoted fun and entertainment. The Lagoon Bahrain is a commercial development at the center of the island. In addition, New Renaissance Hotel, managed by Marriott International is included in Amwaj Bahrain.
Amwaj islands can be visited through the causeway from Bahrain by car or by boat ride into the new marina. In fact, for individuals who love the sound of flowing water, Amwaj Islands are the best place to live in.
